Abstract (en)

Gentrification is a term that has become popular in recent years. Studies have highlighted the importance of relating short-term rentals (Airbnb) as a component to be studied in gentrification. The present research aims to describe the current knowledge about short-term rentals such as Airbnb as a factor of gentrification in the world. The methodology corresponds to a bibliometric analysis of literature in the Scopus database, using the Power BI, VOSviewer and Excel software. A database was built with 76 documents with the keywords “gentrification”, “Airbnb”, “short-term”, “rent” and “rental” without time restriction. The production was analyzed by year, by magazine and by country, as well as the most used keywords, the most cited articles, the most studied countries and the distribution of studies by continent. The result reflects that academic production increased from 2020 onwards. Spain is the country with the highest academic production and studies. Europe is the geographical area that dominates academic conversation. Finally, it is recommended to review the research in Latin America, the trend of Neil Smith´s rent-gap theory on the subject and the importance of interdisciplinarity in gentrification.

Abstract (es)

La gentrificación es un término que se ha popularizado en los últimos años. Estudios han resaltado la importancia de relacionar la vivienda vacacional (Airbnb) como un componente a ser estudiado en la gentrificación. La presente investigación tiene como objetivo describir el conocimiento actual sobre la vivienda vacacional (Airbnb) como factor de gentrificación en el mundo. La metodología corresponde a un análisis bibliométrico de literatura en la base de datos Scopus, utilizando los softwares Power BI, VOSviewer y Excel. Se construyó una base de datos con 76 documentos que contienen las palabras clave “gentrification”, “Airbnb”, “short-term”, “rent” y “rental” sin restricción temporal. Se analizó la producción por año, por revista y por país, así como las palabras clave más utilizadas, los artículos más citados, los países más estudiados y la distribución de estudios por continentes. Los resultados reflejan que la producción académica aumentó a partir de 2020. España es el país con mayor producción y estudios académicos. Europa es la zona geográfica que domina la conversación académica. Por último, se recomienda revisar la investigación en Latinoamérica, la tendencia de la teoría de la diferencia potencial de renta de Neil Smith en el tema y la importancia de la interdisciplinariedad en la gentrificación.
